Choose a Buyer's Agent. A buyer's agent will be looking out for your best interest. Their job will be not only to help you locate your home, but to negotiate the best possible price and terms for you.

Remember that the name on the sign in front of the house is that of the listing agent and their responsibilities are with the seller. Unless they are acting as a dual agent, they will share with the seller anything you reveal to them, such as how high you are willing to go and how much you are pre-qualified for.

Make sure you know who the agent is representing: you, the seller, or both.

Get a Home Inspection. A home inspection will reveal any defects the house may have. Remember that home inspectors are experts and will be able to let you know if there any major problems with things like plumbing, wiring, and leaks. This will protect you when you are making that all important, major purchase of a home.

Consider being pre-qualified by a lender so you will know what you can afford.

Are there any grants available to cover the down payment, and will your lender accept a gift as the down payment? (Ask me how)

Consider the location. Is this where you will want to live? If you have children or are planning on children, check out the schools and make sure you are in a school district you will be happy with. How far will you have to travel to work? Make sure you consider these things when you are making a decision on a home purchase.

Be certain to get a copy of the seller's disclosure. They will let you know of any defects they are aware of.

Questions you should answer before making your final decision:

  1. Is there enough room for now and in the future?
  2. Are there enough bedrooms?
  3. Are there enough bathrooms?
  4. Do you like the floor plan?
  5. Is the yard big enough?
  6. If anything needs to be repaired, will the seller repair or replace the items?
  7. Is there enough storage space?
  8. Will your furniture fit?
  9. Will you be happy with the house all year round?
